Commercial valuation of buy to let
Our client, a property investor with a growing portfolio, had been let down by another broker. She needed to exit her bridge product in order to pay back investors and required a solution quickly.
The client required a commercial valuation, taking into consideration the annual income of the property. This added complexity to the case as the property value was £80K and many commercial value lenders have a minimum value of £100K.
Our commercial mortgage specialist, Ali Sanders, guided the client through the valuation process. Having introduced the client to a lender Ali knew would support the case, she helped the client to obtain a commercial valuation and to achieve a 50% uplift on a previous valuation from £80K to £120K.
Once the longer-term finance solution was put in place the client was able to release funds to repay the investors. The client has reused the same business model on other properties, allowing her to leverage up and grow her portfolio.
